In order to apply for family housing at Fort Jackson, prospective residents must submit an application. Applications can be made to Balfour Beatty Communities on-line via this website or downloading the form (located under Forms and Guides on this website) and faxing it to us at 803-738-8375. If you do not have an AKO, please contact our office at 803-738-8275.

In addition, you will need to provide:

• Copy of Orders
• DEERS Form 1172 (Authorized Dependants)
• Copy of Military ID (including authorized dependants who will reside in housing with SM)
• Copy of Most Recent LES
• Copy of Marriage License (if married less than 1 yr)

*If prospective applicant is currently living in housing on another installation, a copy of housing clearance paperwork is also needed.

**If Fort Jackson is your first permanent duty station, please include a copy of your orders from Basic Training, and AIT so that you may be given the correct eligibility date.

You will be placed on the waitlist according to your report date on your orders.

Once you arrive to Fort Jackson and check in with your command, please proceed to the Balfour Beatty Communities Leasing Office located at located at 5939 Thomas Court, Columbia, SC 29206. A Resident Specialist will assist you.

The following information is provided for your convenience:

 

• Once you have arranged phone, service please provide our office with the number.
   
• Renter’s Insurance: additional renter’s insurance is recommended.
   
• Water, Gas and Trash Pickup: are included in your BAH.
   
• Move in Day: Move-in orientations are usually scheduled in advance during normal business hours. Please allow 45-60 minutes to review and sign all the necessary paperwork.
   
• Please remember that we will prorate the month you move in and that all monies for that month are due at move in and must be paid by CERTIFIED FUND or CREDIT CARD. (i.e. cashiers check, money order or bank draft) The allotment option can only be started on the 1st of the month and will be withdrawn twice from your LES on the 15th and 1st of every month as allotments are paid in arrears.
   
• Lease Agreement: Lease is for 12 months. Please do not hesitate to ask the Resident Specialist, assisting with your orientation about anything you do not fully understand.
   
• Box Disposal: After unpacking your boxes, please remember to flatten them and dispose of them with your recyclables.
